As a developer and architect who owns the prestigious Pioneer Inter-Development Luxury Homes, Frank Mendez has played a tremendous role in tripling the property value in the sought-after neighborhood of Pinecrest. Mendez has even broken his own record for most expensive home sold in Pinecrest three times, the most recent being sold for $7.4 million.
Mendez started the “McMansion” movement in Pinecrest more than 20 years ago. Through this, he has created a niche market for such homes specifically in North Pinecrest. He has has built nearly 40 high end luxury homes to date for different clientele, including professional athletes and famous entertainers. For that reason, Mendez is considered a pioneer in the Village of Pinecrest.
A Miami native, Mendez graduated from Miami Senior High, where at an early age he found an eager interest in architecture through his exposure to architectural vocational classes. Upon graduation he took his passion for architecture and desire to learn to Miami-Dade Community College to continue his studies. Ultimately Mendez earned his degree from the University of Miami in 1988. From there, he plied his trade both commercially and residentially with well-known Miami development companies including Codina Bush Klein (now Codina Partners).
Mendez prides himself on using creating one-of-a-kind, fully customized luxury homes designed to meet the specific needs and desires of clients. A Pioneer home is a genuine work of art, envisioned by the client and realized by Mendez, who is directly involved with every single project from start to finish. It is difficult to not be in awe of Mendez’s gorgeous homes. Their open spaces, inventive pool designs, stunning walkways and cross-hatch flourishes reminiscent of Piet Mondrian’s De Stijl work are among his signatures.
